Built-In Wardrobe Cost in Dubai: Price per Metre
As a rough guide in 2026, a built-in wardrobe in Dubai typically costs AED 1,200–3,500 per linear metre. A full master-bedroom wardrobe is typically quoted at AED 8,000–35,000, and custom wardrobes and closets across a home are typically quoted at AED 10,000–50,000. Where you land depends on height, finish, doors and what is inside.
Below we explain what the price is made of, show ranges for three typical cases, and list what to settle before you sign. Every figure is a typical range quoted in Dubai in 2026, not a price from us. Your final number comes from a survey and measured drawings.
What a wardrobe price per metre actually covers
A price per linear metre measures the wardrobe along the wall. It is a useful way to compare quotes, but it hides several things. Two wardrobes of the same length can differ several times in cost, because one is a plain white carcass with hinged doors and the other is floor to ceiling with sliding doors, lighting and fitted drawers.
A quote should state what the metre price includes:
- the carcass (the box itself) and its material;
- the doors: hinged, sliding or open, and their finish;
- interior fittings: shelves, drawers, hanging rails, pull-outs, shoe racks;
- handles, soft-close hardware, mirrors and lighting;
- delivery, installation and finishing against walls and ceiling.
If any of these is missing from the quote, ask whether it is extra. Our own approach is an itemised quote with the price fixed in the contract, so nothing is added beyond it later.
Wardrobe price ranges in Dubai in 2026
The table below combines the per-metre range with simple arithmetic for common lengths, plus the whole-wardrobe ranges quoted in the market. The length rows are multiplication only: they show where a basic-to-premium specification would fall, not a promise of a price.
| Item | Typical range, AED (2026) | What moves it |
|---|---|---|
| Built-in wardrobe, per linear metre | 1,200–3,500 | Height, door type, finish, interior fittings |
| 3 m wardrobe (1,200–3,500 × 3) | 3,600–10,500 | Same factors, at a smaller scale |
| 4 m wardrobe (1,200–3,500 × 4) | 4,800–14,000 | Same factors |
| 6 m wardrobe (1,200–3,500 × 6) | 7,200–21,000 | Same factors, plus how many drawers and pull-outs |
| Master-bedroom built-in wardrobe | 8,000–35,000 | Length, ceiling height, sliding or hinged doors, lighting |
| Custom wardrobes and closets (general range) | 10,000–50,000 | Number of rooms, walk-in layout, premium finishes |
| VAT on the invoice | 5% on top | Standard rate on construction and fit-out services |
The sources disagree at the top end, which is normal for joinery. A plain wardrobe sits near the bottom of each range, and a walk-in with island drawers and lighting sits at the top. Check whether a quote includes VAT, since 5% on AED 20,000 is AED 1,000.
Three typical cases
Guest or children's bedroom, about 3 m
A simple wardrobe with shelves, a hanging rail and a few drawers. By the per-metre range this is roughly AED 3,600–10,500 before VAT. Hinged doors and a standard finish keep it at the lower end.
Master bedroom, wall to wall
The typical market range for a master-bedroom built-in wardrobe is AED 8,000–35,000. Floor-to-ceiling height, sliding doors, mirrored or lacquered fronts and internal lighting pull the price towards the top.
Walk-in dressing room
A walk-in has shelving on several walls, often with drawers, an island and lighting. It usually falls in the upper part of the wider AED 10,000–50,000 range quoted for custom wardrobes and closets. The room's layout matters more than its length.
Why built-in costs more than freestanding, and when it is worth it
A built-in unit is made to the exact dimensions of your wall, so it uses the full height, closes the gap to the ceiling and hides skirting and uneven corners. That fit is what you pay for. A freestanding wardrobe is cheaper to buy but leaves dead space above it and gaps at the sides.
In a Dubai apartment, where rooms are often compact and storage is scarce, the extra height and depth you gain usually matters. In a studio especially, wardrobes are part of the layout; see our guide to studio apartment interior design in Dubai for how storage and zoning work together.
Built-in is less sensible in a rental you will leave soon, because the unit stays with the property. If you are a tenant, you need written landlord approval first; our guide on tenant renovation and landlord approval explains why.
Compare quotes on the same basis: the same length, height, door type, interior fittings and VAT treatment. A low per-metre price that leaves out drawers, lighting or installation is not a lower price. Ask for the quote itemised.
What decides the final price
Size and layout
Length and height set the amount of board. A straight wall is the cheapest to build. Corners, alcoves, bulkheads and sloped ceilings need extra cutting and fitting.
Doors
Sliding doors save floor space but carry a track system; hinged doors need clearance to swing. Mirrored, lacquered or veneered fronts cost more than a plain finish.
Interior fittings
Drawers, pull-out trousers racks, jewellery inserts and tie racks add cost quickly. Plan the inside around what you actually own rather than adding everything.
Lighting and extras
Motion-sensor strip lighting needs a power point and tidy wiring. If this is planned during a wider renovation, the electrician can bring the supply in before the walls are closed, which is cheaper than retrofitting.
Where the wardrobe is made
Our bespoke built-in furniture is made in Dubai to our drawings, so there is no long import wait for the main joinery and we can adjust dimensions after the survey.
How we price and build a wardrobe
- Survey and measurements We visit, measure each wall, check ceiling height, sockets, AC vents and window positions, and discuss your storage needs and budget.
- Layout and drawings We draw the internal layout: hanging heights, drawers, shelves. For the whole home, our interior design service includes working drawings and photorealistic visualisation, including on photos of your own room.
- Itemised quote Carcass, doors, fittings, lighting and installation are listed separately. The price and timeline are fixed in the contract.
- Fabrication and protection The units are made to the approved drawings. On site we protect floors, furniture, lifts and corridors and keep the area clean.
- Installation and handover We fit, adjust doors and drawers, and hand over against a checklist with cleaning and a written warranty.
Approvals, timing and fitting into a wider renovation
A wardrobe on its own is a joinery job, and loose or simple fitted furniture usually needs no permit, though you should confirm with your owners' association. If the work touches electrics, AC or walls, the building may ask for a NOC; our article on the Dubai renovation NOC explains the process. Where needed, we prepare and submit the documents.
The cheapest moment to add a wardrobe is during a full renovation, when walls, lighting and floors are already open. Fitting it after the floor is laid and the walls painted is possible but means more protection and touch-ups. For the whole-home picture, see how much it costs to renovate an apartment in Dubai and our pricing page.
Budget roughly AED 1,200–3,500 per linear metre, or AED 8,000–35,000 for a master-bedroom wardrobe, plus 5% VAT. Decide the height, doors and interior before asking for quotes, then compare itemised offers on the same specification. If the wardrobe is part of a larger renovation, plan it at the drawing stage so the lighting and wiring are done once.

How much does a built-in wardrobe cost in Dubai?
As a rough guide in 2026, built-in wardrobes typically cost AED 1,200–3,500 per linear metre. A master-bedroom built-in wardrobe is typically quoted at AED 8,000–35,000. The final price depends on height, doors, finish and interior fittings, and 5% VAT is added.
Are built-in wardrobes more expensive than freestanding ones?
Yes, usually, because they are made to your exact wall dimensions and installed on site. In return they use the full height of the room and leave no gaps. For a short stay or a rented home, a freestanding unit can make more financial sense.
Do I need a permit or NOC to install a built-in wardrobe in Dubai?
Simple fitted furniture usually needs no permit, but confirm with your owners' association or building management. If the job involves electrics, AC or changes to walls, the building may require a NOC. Tenants need the landlord's written approval first.
What is included in a per-metre wardrobe price?
It varies between suppliers, which is why quotes need to be itemised. Check whether the price covers the carcass, doors, drawers, handles, lighting and installation, and whether VAT is included. Ask for these in writing before comparing offers.
