False Ceiling Price in Dubai: Gypsum Cost per Sq Ft

False Ceiling Price in Dubai: Gypsum Cost per Sq Ft

As a rough guide in 2026, a plain gypsum false ceiling in Dubai typically comes to about AED 5–20 per sq ft for the board and framing. Once you add cove lighting, spotlights, curves and paint, a finished ceiling package for a home is typically quoted at AED 5,000–30,000. The spread is wide because the design matters more than the area.

Reliable published prices for gypsum alone are thin, so treat the per-sq-ft figure as a starting point, not a quote. Below we explain what the price is made of, where it moves, and what to check before you sign.

What a false ceiling price is made of

A ceiling quote is more than boards. When we itemise it, the lines usually look like this:

  • Framing and boards: metal channels hung from the slab, gypsum boards screwed to them. This is the base cost per sq ft.
  • Joints and finish: taping, jointing and sanding to a smooth surface. Poor jointing shows as cracks within months, so this line should not be squeezed.
  • Shape: a flat drop costs least. Bulkheads, steps, curves and recessed cove channels need more cutting and more labour.
  • Lighting: cut-outs, drivers, LED strips and fittings. This is often the largest single variable. See our guide to lighting design for Dubai homes for how to plan layers before the ceiling is closed.
  • Access hatches and AC details: grilles, diffusers and service panels for the air-conditioning.
  • Painting: ceiling paint is a separate line. Typical painting is roughly AED 5–20 per sq ft for standard finishes and AED 30–80 for premium ones, as a rough guide; see apartment painting cost in Dubai.
  • VAT: 5% on construction and fit-out services, shown on the invoice.

Typical price ranges in Dubai in 2026

The figures below are typical ranges quoted in Dubai in 2026. Some are conversions from per-sq-m prices, and the gypsum-only figure comes from a limited source, so use the table to sanity-check a quote, not to replace one.

A ceiling is rarely priced fairly by area alone. Two living rooms of 300 sq ft can differ several times in cost: one has a flat board with four spotlights, the other has a stepped cove, a curved bulkhead and hidden strips. Ask for the design and the lighting count to be written into the quote, not just a rate per sq ft.

Three typical cases

Flat drop in a 1-bedroom apartment

A simple flat gypsum layer to hide pipes or ducts, with a few spotlights. This sits at the lower end of the AED 5,000–30,000 range, and most of the cost is boards, labour and paint.

Living and dining with cove lighting

A perimeter bulkhead with a hidden LED strip, plus spots over the dining table. Shaping and lighting push this to the middle of the range. It is the most common request in Dubai apartments.

Villa with several rooms and double height

More rooms, higher ceilings and scaffolding mean the cost can exceed the typical home range. Here the ceiling is best priced as part of the full villa budget, see villa renovation cost in Dubai.

What pushes the price up or down

Ceiling height is the quiet driver. In towers with tall ceilings, a drop is easier to justify and cheaper to build. In low apartments every centimetre lost to a bulkhead is felt, so we plan the drop around the AC ducts instead of covering the whole room.

Existing services matter too. If the ceiling hides AC pipes, wiring or fire and life-safety equipment, the boards must leave access and must not interfere with it. Work touching fire alarm or firefighting systems is where building management and Dubai Civil Defence rules can come in, so confirm with your building before design is final.

Finally, moisture. Humidity is high in Dubai, and in bathrooms and kitchens moisture-resistant boards are the sensible choice. Maintenance and repair of cracks are covered in our guide to gypsum ceilings in Dubai.

Approvals before the ceiling goes in

A ceiling by itself is cosmetic, but it often travels with electrical and AC changes. In an apartment, building management or the owners' association must approve noisy or intrusive works before they start, typically with the contractor's licence, insurance, schedule, method statement and a deposit. Permits are typically needed when electrical or AC work changes; interior painting usually needs none, but confirm with the owners' association. Developer NOC timelines are typically 7–14 days. Details are in our NOC explainer. Tenants also need the landlord's written approval first.

How we price and build a ceiling

  1. Survey We measure heights, locate AC ducts, pipes and cables above the slab, and photograph the room.
  2. Design and lighting plan We agree the shape and the light positions, and show the result in a visualisation so you see it before work starts.
  3. Itemised quote Boards, framing, lighting points, paint and VAT on separate lines. The price and timeline are fixed in the contract.
  4. Approvals We prepare and submit the documents for the building NOC where needed.
  5. Hidden works photographed Wiring and service routes are photographed before the boards close them in.
  6. Finish and handover Jointing, paint, fittings, cleaning and a handover checklist with a written warranty.

Budget roughly AED 5–20 per sq ft for plain gypsum, and AED 5,000–30,000 for a home ceiling package with lighting and paint. Compare quotes line by line, not by rate per sq ft, and settle the lighting plan before the boards go up. If the ceiling is part of a larger job, see apartment renovation cost in Dubai and our pricing page.

FAQ

How much does a false ceiling cost per sq ft in Dubai?

As a rough guide in 2026, plain gypsum board and framing is about AED 5–20 per sq ft. Shaped ceilings, cove lighting and paint add to this. Published prices are limited, so always confirm with an itemised quote after a survey.

How much should I budget for false ceilings and lighting in a home?

Typical ranges quoted in Dubai in 2026 are AED 5,000–30,000 for false ceilings plus lighting. The final figure depends on the number of rooms, the ceiling shape and the fittings you choose.

Do I need approval to install a false ceiling in a Dubai apartment?

Usually the building management or owners' association must approve the works, especially when electrical or AC work changes. A developer NOC is typically 7–14 days. Check with your building, and tenants need the landlord's written consent.

Is VAT added to false ceiling work?

Construction and fit-out services are standard-rated at 5% VAT in the UAE, shown on the contractor's invoice. Make sure your quote states whether prices include VAT.
