How Long Does a Home Renovation Take in Dubai?

How Long Does a Home Renovation Take in Dubai?

As a rough guide in 2026, a studio or one-bedroom apartment typically takes 6–10 weeks on site. A two- or three-bedroom apartment takes 8–16 weeks, and a complete villa renovation 18–30 weeks. These are on-site figures. Approvals before the work and imported materials ordered ahead can add weeks on either side.

The spread is wide because "renovation" covers very different jobs. Repainting and replacing a floor is one thing. Moving walls, redoing plumbing and electrics, and fitting bespoke joinery is another. Below we explain what sets the duration and how to plan a date you can rely on.

Typical timelines by property type

The ranges below are typical figures quoted in Dubai in 2026. They describe time on site, after approvals are in place.

ScopeTypical time on siteWhat mostly decides it
Studio or 1-bedroom apartment6–10 weeksWhether plumbing and electrics are redone; custom joinery
2–3 bedroom apartment8–16 weeksNumber of wet areas, layout changes, finish level
Villa, partial (for example 4 bedrooms)12–18 weeksWhich floors and rooms are included
Villa, complete (5–6 bedrooms)18–30 weeksStructural changes, MEP, joinery, external works
Single bathroom or kitchenOften 2–4 weeksWaterproofing cure, tile and cabinet lead times

Another set of guides gives villa projects as 2–3 months for a small interior job, 4–6 months for a medium one and 6 months or more for a large one. The two sets overlap, and the message is the same: the size of the scope matters more than the floor area.

What happens before work starts

The weeks before the first demolition are often the least visible part of the timeline. They are also where most delays begin.

In an apartment, the building management, owners' association or developer must approve noisy or intrusive work. Their NOC typically takes 7–14 days. A typical submission includes the contractor's trade licence, insurance, schedule, method statement, drawings and a deposit. We prepare and submit these documents for you. Our article on Dubai renovation permits and the NOC covers what each party asks for.

Villas add another layer. In Emaar communities the owner applies through the community portal. In Nakheel and Meraas areas the master developer decides. Dubai Municipality permits for villas can add 1–2 weeks as a rule of thumb, though quoted authority review times range from 10–15 working days for simple projects to 4–12 weeks. The sources conflict, so we plan a buffer and confirm with the developer. Small DEWA approvals are typically 3–7 working days.

Design comes first. A layout, working drawings and visualisation of each room need to be agreed before ordering anything. Clients abroad can approve the design online, which keeps this stage moving.

The most common cause of a late handover is not slow building. It is a material ordered late. Imported tiles, stone, fittings and some appliances can take 6–12 weeks to ship, so order them as soon as the design is signed, before demolition starts.

How a renovation runs on site

The sequence is fixed by physics: dirty and wet work first, finishes last. Skipping ahead causes rework.

  1. Survey and brief. We visit, measure, photograph and discuss your needs and budget. An itemised quote follows, with price and timeline fixed in the contract.
  2. Design and approvals. Layout, drawings, visualisation, then the NOC and any authority permits. Materials with long lead times are ordered here.
  3. Demolition and first fix. Removal of old finishes, then new plumbing, cables and ducting. We photograph every hidden element before it is covered.
  4. Waterproofing and tiling. Wet areas are waterproofed and flood-tested for 24 hours before any tile goes down. Tiles follow a pre-planned layout and are laid to a laser level.
  5. Ceilings, joinery and painting. Gypsum work, built-in furniture made in Dubai to our drawings, then paint, lighting and fittings.
  6. Handover. A checklist walk-through, cleaning, fixes to any items found, and a written warranty.

Waterproofing and the flood test are fixed points in the schedule. A product's cure time varies by manufacturer, from a couple of hours to a few days, and the test takes a day on top. Trying to shorten this stage is how leaks begin. Our bathroom renovation stages explain the sequence in detail.

What stretches a schedule

Most overruns come from a short list of causes. Knowing them lets you remove them before work starts.

  • Changes mid-project. Moving a socket after the walls are closed, or switching tile once the first boxes arrive, forces rework and re-ordering.
  • Late decisions. Undecided finishes hold up orders, and orders hold up trades waiting behind them.
  • Building rules. Towers set their own work hours and service-lift conditions in the NOC. Most limit noisy work to weekdays. Check the hours in your building's own rules, as they are the binding ones. See our note on working hours and building rules in Dubai.
  • Hidden problems. Old pipes, damaged waterproofing or outdated wiring appear only after demolition. A survey reduces this risk, but cannot remove it entirely.
  • Custom joinery and stone. Bespoke items need measuring after walls are finished, then fabrication and installation.

In a villa, the number of floors and the size of the plot also matter, because several trades can work in parallel only when areas are separated cleanly.

How to plan a date you can trust

Add the phases together: design, approvals, material lead time, then on-site weeks. Then add a buffer of 1–2 weeks. Planning backwards from a move-in date, such as a tenant arriving or a school term starting, works better than hoping the work will finish quickly.

A fixed timeline in the contract is the practical protection. Ours is set in the contract together with the price, and we send a photo and video report every day, so you see progress without being in Dubai. If you are abroad, read how renovating from abroad works, including stage acceptance by video call. Before signing anything, compare the schedule clause with the contract clauses that protect you.

Our step-by-step process shows how each stage is accepted, and the pricing page explains how scope relates to cost. For budgets, see the apartment renovation cost guide.

Expect 6–10 weeks for a small apartment, 8–16 for a larger one and several months for a villa, plus approvals and material lead times. Finalise the design and order imported materials early, keep changes to a minimum, and ask for the timeline in the contract. A site survey is the fastest way to turn these ranges into your own dates.

FAQ

How long does a full house renovation take in Dubai?

For a complete villa renovation, typical quoted figures are 18–30 weeks on site for a 5–6 bedroom house, and 12–18 weeks for a partial 4-bedroom job. Approvals and imported materials come on top of that. The final figure depends on structural changes and the finish level.

Can I live in the home during a renovation?

For a single bathroom or kitchen it can be possible, but dust, noise and no water or power for periods make it hard. For a complete renovation we advise moving out. Building rules also restrict noisy hours, so the work is spread out if you stay.

Does the NOC delay the start?

It can. An owners' association or developer NOC typically takes 7–14 days, and villa permits may add 1–2 weeks or more. We prepare and submit the documents so it is done while the design and orders are in progress.

Why do some renovations finish late?

The usual reasons are late material orders, design changes after work has started, and hidden problems found at demolition. Fixing the design early and ordering long-lead items first removes most of the risk. A buffer of 1–2 weeks is sensible.
