Choosing a Renovation Contractor in Dubai: 8 Questions

Apartment plan, quote and material samples on the table

Everyone has a beautiful portfolio. The difference shows in the answers to a few simple questions — ask them before you sign.

1. Do you hold a trade licence for this work?

In the UAE a company works under a trade licence for specific activities. Ask for the licence number and check it in the Dubai Economy and Tourism register. Without a licence, building management will not issue a NOC.

2. Who obtains the approvals?

A good contractor prepares the NOC documents and, where needed, the authority approval. If you are told no permit is needed to replace pipes or change the layout, be careful.

3. Is the quote itemised and fixed?

The quote should list works, materials and quantities. Above all, the final price must be fixed in the contract. “We will see as we go” almost always means “more”.

4. How are payments structured?

Payments tied to stages are normal: a stage is completed, accepted, then paid. A large upfront payment for the whole renovation is a risk.

5. Who exactly will do the work?

Ask whether it is their own team or subcontractors, who is responsible for quality and who you will talk to. A vague answer is a bad sign.

6. How will you know what is happening?

Agree on reporting: photos and videos of every stage, especially hidden works — pipes, wiring, waterproofing. This matters if you are not in Dubai.

7. What is the warranty?

The warranty should be in writing: which works, for how long and what the contractor does if something goes wrong.

8. Can you see real projects?

Ask to see completed projects in Dubai and, if possible, talk to past clients. Visualisations are good, but look at finished work too.
