How Long a Bathroom or Toilet Renovation Takes in Dubai

Tiling: the laser level line runs exactly along the joint

As a rough guide in 2026, a single bathroom in Dubai typically takes 2–4 weeks of work on site. A toilet (guest WC or powder room) is a smaller job and usually sits at the short end of that range or below it. Those figures count only the work itself. Approvals before the work and tile deliveries before the tiling can add time on either side.

Most of the schedule is fixed by sequence, not by the number of workers. Waterproofing has to be tested before tile goes down, and tile has to set before grouting and fitting. Below we show where the days go, what changes the total, and what to settle before work starts.

What decides the length: scope, not room size

A toilet with 2 sq m of floor can take longer than a larger bathroom if you move the drain. Three questions set the schedule more than size does:

  • Do the pipes and drains stay where they are? Replacing finishes and fittings in the same positions is the fastest route. Moving a shower, toilet or vanity means opening the floor and re-routing pipework.
  • Is the waterproofing being redone? If the old tile comes off in a bathroom that has had leaks, the wet areas are waterproofed again and tested before tiling. That is not optional time to trim.
  • Is everything in stock? Imported materials can take 6–12 weeks to ship, according to Dubai industry guides. A tile or sanitaryware order placed late holds the whole job.

Our guide to the eight bathroom renovation stages describes each step in order. This article concentrates on time.

Three typical scopes and how their schedules differ

Toilet or powder room, same layout

New tile, toilet, basin, taps and lighting in the existing positions. Few trades, short drying stages. This is normally the quickest job and often a matter of days to a couple of weeks, depending on whether the waterproofing is renewed.

Bathroom, same layout

Everything stripped to the slab, new waterproofing, tile, fittings, glass. This is the case behind the typical 2–4 weeks quoted for a single bathroom in Dubai.

Bathroom with layout change

A moved drain, a walk-in shower replacing a bath, or an extra niche in the wall. Expect the upper end of the range or beyond, plus a building permit step before work can begin.

These are ranges to plan with, not promises. Your exact timeline depends on the survey and goes into the contract.

Where the days go: stage by stage

The table shows the order of work, what controls its duration and who carries it out. We deliberately give drivers instead of exact days, because the same stage can be short or long depending on the apartment.

StageWhat controls the durationWho does it

Building NOC and permitsBuilding management; typically 7–14 days for the OA or developer NOCWe prepare and submit the documents

Notice that glass for a walk-in shower is cut to measure after tiles are in. If you leave it to the end without ordering, the bathroom stands finished but unusable.

The waiting that cannot be shortened

The most common false saving is rushing the wet-area stage. Waterproofing products have their own cure times. Manufacturer guidance varies widely, from about 2 hours for some products to 48–72 hours for others before a flood test, so the datasheet of the chosen product governs the schedule.

We then flood-test the wet areas for 24 hours before any tile goes down. A leak found at this point costs a day. A leak found after tiling costs the tiles, and often a ceiling in the apartment below. For methods and prices see bathroom waterproofing cost in Dubai.

The fastest bathroom is not the one with the shortest schedule on paper. It is the one where tiles are delivered before demolition, the NOC is approved before the start date, and the flood test is never skipped.

Approvals and building rules before day one

In a Dubai apartment, the facility manager, owners' association or developer must approve work before noisy works begin. A typical submission includes drawings, a schedule, insurance and a refundable deposit. Industry guides quote 7–14 days for the NOC, and the deposit and fee differ from building to building. We prepare and submit these documents for you.

Moving wet points or reconfiguring plumbing is the kind of change that typically needs a permit, while a like-for-like refresh may not. Confirm with your building management. Our article on renovation permits and NOCs in Dubai explains the process.

Working hours are set by the building's NOC. Dubai Municipality noise guidance is usually quoted as daytime hours on weekdays and weekends, but many towers limit noisy work to weekdays, so a demolition week can be longer than it looks on a calendar. Check the hours with your building first.

How to keep a bathroom or toilet on schedule

  1. Fix the scope at the survey Decide whether pipes and drains move before anything is ordered. This single choice changes the schedule most.
  2. Choose tile and fittings early Order tiles, sanitaryware and the shower screen with enough buffer, especially imported items.
  3. Start the NOC in parallel Submit documents as soon as the scope is fixed so approval does not delay the start date.
  4. Photograph hidden works Pipes, cables and waterproofing are photographed before covering, so nothing needs to be reopened later.
  5. Accept each stage Daily photo and video reports let you approve stages remotely, including by video call if you live abroad.
  6. Hand over against a checklist Check joints, falls, taps and drainage together, then clean and sign off.

A full toilet or bathroom is often one part of a larger project. If it is, our overview of how long a home renovation takes in Dubai shows how rooms fit together.

Cost and schedule are linked

A shorter job is not always a cheaper one, and a longer job is not always a dearer one. Typical ranges quoted in Dubai in 2026 for a single bathroom run from about AED 8,000–40,000 for a standard scope to AED 40,000–80,000+ for premium. The spread depends on tile, fittings, glass and whether pipes move. Details are in what a bathroom renovation costs in Dubai, and on our bathroom renovation page.

Plan on roughly 2–4 weeks on site for a bathroom, less for a toilet in the same layout, and add time before the start for the NOC and material delivery. Ask for a written schedule that shows the flood test and tile delivery dates. If a contractor promises a bathroom in a few days with new waterproofing, ask how the curing and test fit in.

FAQ

How long does a toilet renovation take in Dubai?

A toilet or powder room in the same layout is typically the shortest job and usually fits within or below the 2–4 weeks quoted for a bathroom. If the drain moves or waterproofing is renewed, it takes longer. Your survey gives the actual timeline.

Can a bathroom be renovated in a week?

Only a cosmetic refresh in the same positions can be that quick. A full renovation with new waterproofing needs curing time and a 24-hour flood test before tiling, so it will typically take longer. We would not shorten those steps.

Do I need a NOC to renovate a bathroom in a Dubai apartment?

Building management must approve work before noisy works start, and changes to plumbing or wet areas typically need a permit. Industry guides quote 7–14 days for the OA or developer NOC. Confirm the rules with your building, and we prepare the documents.

What delays a bathroom renovation the most?

Late material orders, especially imported tiles that can take 6–12 weeks to ship, and a NOC that is requested late. Changes to the scope after demolition also add days. Settling tiles, fittings and layout at the survey avoids most delays.
