Bathroom Renovation Cost in Dubai: What You Pay For

Bathroom: walnut vanity, glass shower, dark porcelain stoneware

As a rough guide in 2026, a bathroom renovation in Dubai typically runs from about AED 10,000–30,000 for a small bathroom to AED 70,000–150,000+ for a high-end one. A medium bathroom usually sits around AED 30,000–70,000. Other price guides quote slightly different bands, so treat all of these as ranges, not promises.

The final figure depends on the size, how much plumbing moves, the tile and sanitaryware you choose, and the building's rules. Below is what the money buys, where it goes, and how to read a quote.

Typical bathroom renovation prices in Dubai

Typical ranges quoted in Dubai in 2026 vary by who is counting and what they include. One guide puts a standard or mid-range bathroom at AED 8,000–40,000 and a premium one at AED 40,000–80,000+. Another gives AED 25,000–80,000 for a single bathroom. For villas, a typical bathroom is quoted at AED 30,000–80,000 because rooms are larger and often have a bath plus a separate shower.

The spread is wide because "bathroom renovation" can mean replacing tiles and fittings in a guest toilet or stripping a master bathroom to the slab and moving every pipe. Always compare quotes by scope, not by the headline number.

LevelTypical range (AED)What it usually means
Small bathroom10,000–30,000Compact room, standard porcelain tile, fixtures stay in place
Standard / mid-range8,000–40,000New tile, sanitaryware, vanity and fittings, limited plumbing changes
Medium bathroom30,000–70,000Full strip-out, new waterproofing, glass shower, some layout changes
Single bathroom (wider guide)25,000–80,000Full renovation at mixed specifications
Premium40,000–80,000+Large-format tile or stone, custom vanity, concealed fittings
High-end70,000–150,000+Stone, bespoke joinery, freestanding bath, underfloor heating or similar extras
Villa bathroom30,000–80,000Larger floor area, separate bath and shower, more tile

Prices are before 5% VAT unless the quote states otherwise. Construction and fit-out services are standard-rated for VAT in the UAE, so check that your quote shows it clearly.

What your money actually pays for

A bathroom budget is not mostly tile. It is a chain of hidden and visible work, and the hidden part is where cheap quotes cut corners.

  • Demolition and removal. Old tile, screed, sanitaryware and debris carried out through the building's lift and corridors, which have to be protected.
  • Plumbing and electrics. New supply and drain lines, concealed cisterns, wiring for lights, extractor and mirror, moved or added points.
  • Waterproofing. Membrane across the floor and up the walls, then a flood test. We test wet areas for 24 hours before any tile goes down. The topic has its own page: bathroom waterproofing cost in Dubai.
  • Tile and labour. Porcelain supply is typically AED 60–180 per sq m, and installation labour from about AED 50 per sq m. Stone or large-format tile costs more in both material and fitting time.
  • Sanitaryware, fittings and glass. Toilet, basin, vanity, shower set, mixer, shower screen. This is the most flexible line in the budget.
  • Finishing. Ceiling, paint, lighting, accessories, final cleaning.

What pushes the price up or down

Moving plumbing

Keeping the toilet, basin and shower where they are is the biggest saving. Relocating drains means opening the floor, re-sloping and often a permit for wet-area or plumbing reconfiguration.

Tile choice and layout

Porcelain is the usual choice in Dubai's heat and humidity because it absorbs very little water. Marble and large-format slabs need a flat, well-supported substrate and more careful cutting. If you are choosing between materials, see porcelain vs ceramic tiles in Dubai. We plan the tile layout in advance and lay to a laser level, which costs planning time but avoids thin cut tiles and uneven joints.

Shower format

A frameless walk-in shower with a linear drain costs more than a standard tray and screen. Details are in our guide to walk-in shower cost in Dubai.

Building rules and fees

In an apartment, the facility manager or owners' association approves the work before anything noisy starts. Typically there is a refundable deposit (quoted anywhere from AED 2,000 to 30,000 depending on the building) and a developer NOC fee of roughly AED 1,000–5,000. Total permit fees for an apartment with plumbing or electrical changes are typically AED 2,500–4,000. Your building sets the real figures. We prepare and submit the NOC documents; see renovation permit fees in Dubai.

The cheapest quote is often the one that leaves out waterproofing, a flood test or the NOC paperwork. Ask for these as separate lines. A leak into the neighbour's ceiling will cost far more than the saving.

Three typical cases

Refresh, same layout

A small apartment bathroom where fixtures stay put. New tile, vanity, shower screen and fittings. Typically falls in the AED 10,000–30,000 band, depending on tile and sanitaryware.

Full renovation, medium bathroom

Strip to the structure, new waterproofing, new plumbing lines, walk-in shower. This usually lands in the AED 30,000–70,000 range, with the shower, tile and vanity deciding where.

Premium or villa master bathroom

Large room, stone or large-format tile, custom vanity, concealed fittings. Typically AED 70,000–150,000+ in an apartment, and villa bathrooms are commonly quoted at AED 30,000–80,000 for standard specifications.

How we build the quote

We do not price a bathroom from a photo. The process is short and the number stays fixed:

  1. Survey. We visit, measure, photograph and discuss your brief and budget.
  2. Design and visualisation. Layout, tile plan and a visualisation of the room, including on photos of your own bathroom, so you see the result before work starts.
  3. Itemised quote. Every stage listed: demolition, plumbing, electrics, waterproofing, tile, fittings, finishing. The price and timeline are fixed in the contract, with no extras beyond the quote.
  4. Approvals. We prepare and submit the documents for the building NOC and, where needed, authority approvals.
  5. Works with proof. Pipes, cables and waterproofing are photographed before they are covered. You get a daily photo and video report.
  6. Handover. Checklist, cleaning and a written warranty.

If you live abroad, you can agree the design online and accept each stage by video call; our guide on renovating a Dubai apartment from abroad covers it. For the sequence of work itself, see the stages of a bathroom renovation.

Where bathroom budgets go wrong

  • No contingency for hidden defects. Old pipes or a failed screed only show after demolition. Keep a reserve, or ask how the contract handles it.
  • Fittings priced late. Imported tile and sanitaryware can take weeks to arrive, and last-minute swaps cost money and time.
  • Building costs forgotten. Deposits, NOC fees and permit fees are separate from the contractor's price.
  • Skipping the design stage. Changing a layout after tile is ordered is the most expensive way to design.

Budget by scope: AED 10,000–30,000 for a refresh, AED 30,000–70,000 for a full medium bathroom, more for premium finishes. Keep the plumbing where it is if you can, never cut waterproofing, and ask for an itemised, fixed-price quote that lists the NOC work. Add the building's deposit and fees on top.

FAQ

How much does a small bathroom renovation cost in Dubai?

As a rough guide in 2026, a small bathroom typically costs AED 10,000–30,000 when fixtures stay in place. Tile, sanitaryware and any plumbing changes decide where in that range it falls. Building deposits and fees are extra.

Is VAT added to bathroom renovation prices?

Construction and fit-out services are standard-rated at 5% VAT in the UAE, and it appears on the contractor's invoice. Check whether a quote is shown with or without VAT before comparing.

Do I need approval to renovate a bathroom in a Dubai apartment?

Yes, in most buildings. The facility manager, owners' association or developer approves the work first, and plumbing or wet-area changes typically need a permit. Deposits and fees vary by building, so confirm them with your management.

How long does a bathroom renovation take?

A single bathroom is typically quoted at about 2–4 weeks on site, plus time for the NOC and for tile or sanitaryware delivery. Imported materials can add several weeks, so we agree the timeline in the contract after the survey.
