Jumeirah Park Villa Renovation: What Owners Change
Most Jumeirah Park owners renovate the kitchen, the bathrooms, the floors and ceilings, the wardrobes and the lighting. The next step up is the outdoor area, and a few go on to extend or reshape the layout. Anything that alters the structure or the look of the villa needs the master developer's approval first, so settle approvals before you settle finishes.
Below is what we see owners prioritise, what it typically costs in Dubai in 2026, and the order that avoids rework.
The upgrades owners ask for most
Jumeirah Park is a Nakheel community of detached villas. Many were built to a developer standard, and owners tend to renovate for the same reasons: the kitchen and bathrooms feel dated, the flooring has aged in the heat, and the layout no longer fits a growing family. The usual list looks like this:
- Kitchen. New cabinetry, worktops, appliances and lighting. Some owners also open the kitchen to the living area, which is a layout change and needs approval.
- Bathrooms. Full strip-out, new waterproofing, walk-in showers and new tile. Villas have several bathrooms, so this adds up quickly.
- Floors. Replacing worn tile or marble with porcelain or wood-look porcelain, or adding parquet in bedrooms.
- Ceilings and lighting. Gypsum ceilings with layered lighting, which changes how large rooms feel.
- Built-in joinery. Wardrobes, a maid's room or study fit-out, media walls and understairs storage.
- Outdoor areas. Pergolas, pools and landscaping. These almost always need developer approval.
If you are weighing a whole-villa programme against a few targeted rooms, our guide to villa renovation cost per sq ft shows how the budget splits.
What needs Nakheel's approval
Jumeirah Park is a Nakheel master community, so for a villa the developer's NOC is the starting point. The sources we rely on list extra bedrooms, kitchen or living-room expansions, first-floor additions, pools, pergolas and garage changes as works that need Nakheel approval. Treat that as a minimum. Check the current modification rules and any community guidelines with the developer or community management before you commit to a design.
Three practical points:
- Get the developer NOC before you lodge anything with the government regulator. In Nakheel areas the regulator is often Trakhees rather than Dubai Municipality. Confirm which authority applies to your plot.
- Works that touch structure, plumbing reconfiguration, electrics, AC or fire and life safety typically need a permit. Repainting and loose furniture usually do not, but confirm.
- Unapproved work can lead to fines, stop-work orders and forced reinstatement. Older Nakheel cases also show owners with unpaid service fees being blocked from modifying.
Do not order tile, cabinetry or joinery until the approval covering the layout has come back. A changed wall or a moved bathroom after approval means redrawing, resubmitting and often reordering.
For the permit route itself, see building permits for villas in Dubai. If you are adding space, read villa extension rules and approvals first.
Typical price ranges in 2026
These are typical ranges quoted in Dubai in 2026. They are indicative only. Your figure depends on villa size, finish level, how much is custom-made, and whether walls or services move.
| Item | Typical range (AED) | What moves the price |
|---|---|---|
| Villa renovation, basic | 120–250 per sq ft | Cosmetic scope, standard materials |
| Villa renovation, mid-range | 250–450 per sq ft | New kitchen and bathrooms, flooring, joinery |
| Villa renovation, luxury | 450+ per sq ft | Imported stone, bespoke joinery, automation |
| Villa kitchen | 45,000–250,000+ | Basic 45,000–80,000, mid 80,000–150,000, luxury 150,000+ |
| Villa bathroom | 30,000–80,000 each | Size, tile, fittings, waterproofing |
| Built-in wardrobes | 1,200–3,500 per linear metre | Finish, internal fittings, doors |
| False ceilings plus lighting | 5,000–30,000 | Area covered, number of fittings |
| Villa painting | 8,000–35,000 | Villa size, paint grade, surface repair |
Whole-project guides put a mid-range 4-bedroom villa at roughly AED 600,000–1.1M. Add the 5% VAT shown on the contractor's invoice, plus approval fees and any refundable deposit the developer sets. For single rooms, see kitchen renovation cost.
Heat, humidity and material choices
Dubai's climate should shape the materials. Porcelain absorbs about 0.5% water or less, against roughly 3–7% for ceramic, which is why it is the usual choice for floors and wet areas here. Large-format porcelain needs a stiff, flat, well-supported base, and moisture can be trapped under very tight joints. Plan the tile layout in advance and lay it to a laser level so cuts and joints fall where you want them.
Wet areas need proper waterproofing, and we flood-test them for 24 hours before any tile goes down. In a villa with several bathrooms, a leak is a far bigger problem than the cost of doing it properly. If you are choosing between wood and wood-look floors, our comparison of real wood and wood-look porcelain covers the climate trade-offs.
How a Jumeirah Park villa project runs
- Survey and brief. We visit, measure, photograph and discuss your priorities and budget.
- Design and visualisation. Layout, working drawings and photorealistic visualisation of each room, including on photos of your own rooms, so you see the result before work starts.
- Itemised quote and contract. The price and timeline are fixed in the contract, with no extras beyond the quote.
- Approvals. We prepare and submit the documents for the developer NOC and, where needed, authority approvals.
- Works. Demolition, plumbing and electrics, then finishing. Hidden works are photographed before they are covered, and you get a photo and video report every day.
- Handover. We hand over against a checklist, clean the villa and give a written warranty.
Timelines depend on scope. As a rough guide, a partial 4-bedroom villa job runs about 12–18 weeks on site, and imported materials can add 6–12 weeks of shipping, so order early. Our full villa renovation stages guide walks through each phase. If you live abroad, we agree the design online and you accept each stage by video call.
Start with the approval question, then fix the layout, then choose finishes. Put the kitchen, bathrooms and flooring first, since they carry most of the cost and the disruption. Treat anything that changes the structure or outside look as a developer decision, not a contractor decision.

Do I need Nakheel's approval to renovate a villa in Jumeirah Park?
For structural changes, extensions, pools, pergolas and garage changes, yes. Nakheel is the master developer, so check its current rules before design is fixed. Even for interior work, confirm with the developer or community management first.
How much does a Jumeirah Park villa renovation cost?
As a rough guide in 2026, villa renovation runs about AED 120–250 per sq ft for basic work, 250–450 for mid-range and 450+ for luxury. A mid-range 4-bedroom villa is often quoted at AED 600,000–1.1M. The final figure depends on size, finishes and whether the layout changes.
How long does it take?
A partial 4-bedroom villa renovation typically takes about 12–18 weeks on site. Approvals and imported materials can add time, so a buffer is sensible. We fix the timeline in the contract after the survey.
Can I renovate one room at a time?
Yes. Many owners start with the kitchen or bathrooms. Plan the whole villa's layout and finishes first, so that later rooms match and nothing needs to be redone.
