Electrical Rewiring in Dubai: Cost Factors and Warning Signs
Rewiring is priced by scope, not by a flat rate: the number of circuits and points, the distribution board, whether walls and ceilings are opened, and how much AC load the home carries. We do not quote a per-sq-ft figure for it, because it would be a guess. Below is what pushes the cost up or down, the signs that wiring really needs replacing, and how the work and approvals go.
If you are renovating anyway, rewiring costs least when it is done before finishes go on. Cables run in walls and ceilings that are already open, and nothing new has to be broken out and repaired.
Signs your wiring needs more than a repair
One dead socket is usually a repair. A pattern is a reason to look at the whole installation. In Dubai homes the heat and constant AC load make weak points show up sooner.
| Symptom | Likely cause | What to do |
|---|---|---|
| Breaker trips when AC and oven run together | Circuit overloaded or too few circuits for today's appliances | Measure the load, add dedicated circuits |
| Warm or discoloured sockets and switches | Loose connection or undersized cable | Switch the circuit off, have it inspected the same day |
| Burning smell near the board | Overheating terminals or a faulty breaker | Isolate and inspect before anything else |
| Flickering lights across several rooms | Loose neutral or failing joints | Test the circuit and the board connections |
| Mild shocks from taps, fridge or washing machine | Missing or faulty earthing | Test earthing and protection devices urgently |
| Brittle or cracked cable insulation | Age, heat in ceiling voids | Replace the affected runs, not just the accessory |
| Extension leads in every room | Too few sockets for how the home is used | Plan new points during the renovation |
Any burning smell, warm socket or shock from an appliance means switch the circuit off and call an electrician the same day. These are not cosmetic problems and should not wait for the next renovation.
What the cost of rewiring consists of
When we price rewiring, the quote is itemised, and the price and timeline are fixed in the contract. The lines that move the total are:
- Number of points. Sockets, switches, lighting points, data and TV outlets. A new kitchen or home office adds more than a bedroom does.
- Distribution board. Replacing the board and its protection devices is a separate line from the cables.
- Access. Chasing into finished walls, then making good, costs more than running cables behind open partitions. Gypsum ceilings often give easy access from above.
- AC and heavy appliances. Dedicated circuits for AC units, oven, hob and water heaters.
- Villa size. Several floors, outdoor lighting, gates, pool equipment and a garden mean more cable and more circuits.
- Documents and approvals. Drawings, consultant stamp and fees, covered below.
For context, typical ranges quoted in Dubai in 2026 put a mid-range 2BR apartment renovation at roughly AED 165,000–385,000 in total and a mid-range 4BR villa at AED 600,000–1.1M. Electrics are one part of that. Our apartment renovation cost guide shows where the rest goes, and the pricing page explains how we quote.
What we specify and check
Cables and circuits
Circuits are planned by room and by load, with separate lines for AC units and kitchen appliances. Cable sizes are matched to the load and to heat in ceiling voids.
Distribution board
Clearly labelled circuits, protection devices that fit the load, and space to add circuits later. An old board is often the real limit, not the wiring.
Earthing and protection
Every circuit tested for earthing continuity and protection before walls are closed, particularly in kitchens and bathrooms.
Points and lighting

Approvals for electrical work in Dubai
Electrical and AC work typically needs a permit, and MEP drawings need a licensed engineering consultant's stamp. In an apartment, the building's facility manager or owners' association must approve the work first, usually with a NOC, a deposit and a method statement. As a rough guide in 2026, total permit fees for an apartment with MEP changes run about AED 2,500–4,000, excluding consultant and contractor fees. Villas in master communities need the developer's NOC as well.
Where the electrical load changes, building work that needs power goes through the DEWA Building NOC system. DEWA approval for small jobs is typically quoted at 3–7 working days. After completion, DEWA and Dubai Municipality do final inspections. We prepare and submit the documents for the building NOC and, where needed, authority approvals. Our permit guide covers the process in detail. Unapproved work risks fines, stop-work orders and forced reinstatement.
If you rent, you need the landlord's written permission before touching wiring; see tenant renovation and landlord approval.
How a rewiring job goes
- Survey and load check. We visit, open the board, photograph what is there and measure the rooms. We agree the brief and budget with you.
- Plan and drawings. Circuits, points and board layout are drawn, with the AC load in mind. See AC and ventilation during a renovation.
- Approvals. Building NOC, consultant-stamped drawings and DEWA or authority steps where the scope requires them.
- First fix. Old cable is removed, new conduits and cables go in. Hidden works are photographed before they are covered, and you get a daily photo and video report.
- Testing and closing. Circuits are tested before walls and ceilings are closed and plastered.
- Second fix and handover. Sockets, switches and fittings are installed, the board is labelled, and we hand over against a checklist with a written warranty.
Furniture, lifts and corridors are protected throughout and the site is kept clean. Clients abroad accept each stage by video call, see renovating from abroad.
Repair or full rewiring?
A repair makes sense when one circuit or accessory is at fault and the rest tests well. Full rewiring makes sense when the board is outdated, cable insulation is failing, the home has far more load than it was designed for, or you are already stripping walls for a new kitchen or bathrooms. In those cases patching one fault at a time usually costs more over a few years than doing it once.
Do not buy rewiring by a flat number. Ask for an itemised quote based on a site survey, with points, board, approvals and testing as separate lines. If you are renovating anyway, rewire before finishes. If you only see a symptom from the table above, get the circuit tested first.

How do I know if my Dubai apartment needs rewiring?
Frequent breaker trips, warm sockets, a burning smell, flickering lights in several rooms or mild shocks from appliances all point to a wider problem. A survey and circuit tests show whether a repair is enough or the installation needs replacing.
Do I need a permit to rewire an apartment in Dubai?
Typically yes. Electrical and AC work usually needs building approval, and MEP drawings need a licensed consultant's stamp. Check the requirements with your building management or owners' association before work starts.
Can I rewire a rented apartment?
Only with the landlord's written permission, plus the licences from the competent authorities. Keep the approval in writing, because changes without it can cause disputes with the landlord.
Is it cheaper to rewire during a full renovation?
Generally yes. Walls and ceilings are already open, so cables are installed without chasing finished surfaces and making good afterwards. That is why we plan electrics before tiling and painting.
