Damac Hills Villa Renovation: Layout Changes and Upgrades

Damac Hills Villa Renovation: Layout Changes and Upgrades

Most Damac Hills villa renovations fall into two groups. Some are interior upgrades: kitchen, bathrooms, floors, ceilings, joinery. Others change the layout or the structure. The first group is mostly a matter of planning and building-rule paperwork. The second needs approval from the master developer, and usually a Dubai Municipality permit as well, before any demolition starts.

Below is what we check first on a villa in this community, which upgrades owners commonly ask for, what they typically cost in Dubai in 2026, and the order in which the work should go.

Approvals before you touch a wall

For a villa, the Dubai Municipality permit process needs a no-objection certificate (NOC) from the master developer. In a DAMAC community, that means the developer or the community management it appoints. The detail we cannot give you is the exact form, fee, deposit and working-hours rules for DAMAC Hills. We have no confirmed published text for them, so we do not quote any figures. Ask the community management for the current modification procedure in writing, and keep the reply.

As a rough guide, villa modifications in Dubai go through the Dubai Building Permit System. The application is made by a licensed consultant or a Dubai Municipality-registered contractor. Typically, total permit fees excluding consultant and contractor run about AED 3,000–6,000 for a minor villa scope and AED 7,000–12,000 for a full renovation. The figure depends on floor area and on how many trades are involved. Our article on the villa building permit with Dubai Municipality covers the steps, and renovation permit fees explains who is paid what.

Working without approval risks fines, a stop-work order and forced reinstatement. That is a poor outcome when a kitchen is half installed.

Layout changes owners usually ask for

The requests are fairly consistent from villa to villa:

  • Opening the kitchen to the living area. Removing a non-structural wall is usually simple. The cost is in rerouting services, extending floors and ceilings, and dealing with extraction. See open kitchen: pros and cons before you decide.
  • Turning a maid's room or storage into something useful. A study, a laundry or a walk-in wardrobe. Any change to plumbing or drainage makes it a wet-area change, which needs permission.
  • Moving or enlarging a bathroom. Moving a wet area means new drainage falls, new waterproofing and an approval trail.
  • Reworking the staircase and entrance. Often cosmetic (cladding, balustrade, lighting), sometimes structural.
  • Extensions. Extra rooms, first-floor additions, pergolas and garage changes are a different category. They need developer approval, a drawn design and a separate fee. Read villa extension in Dubai: rules, approvals and cost before committing.

Before we draw anything, we measure the villa and compare it with the approved plans. Existing walls, shafts, AC routes and slab openings decide what is realistic. An internal partition that looks removable can carry cables or a duct, and that changes the scope.

Anything that alters the villa's external appearance, moves wet areas, changes the structure or adds floor area needs developer approval first. Ask the community management what counts as minor and what does not. Do not assume. Cosmetic interior work still needs a short notice, a contractor permit and agreed working hours.

Upgrades that make the most difference

Villas in this community are typically family homes that have been lived in for several years. The pattern is a refresh of the heavy-use rooms, not a full gut.

Kitchen

New cabinets, worktops, appliances and lighting. Typical villa kitchen ranges quoted in Dubai in 2026 are about AED 80,000–150,000 for mid-range and AED 150,000–250,000+ for luxury. The price follows cabinetry and appliances more than size. See kitchen renovation cost.

Bathrooms

Villas have several. Typical villa bathroom ranges are about AED 30,000–80,000 each. Wet areas are waterproofed and flood-tested for 24 hours before any tile goes down. See bathroom renovation cost.

Floors, ceilings, joinery

New porcelain or wood-look flooring, gypsum ceilings with layered lighting, and built-in wardrobes (typically AED 1,200–3,500 per linear metre). We make bespoke joinery in Dubai to our own drawings.

What it costs, as a rough guide

These are typical ranges quoted in Dubai in 2026. They are indicative only. The final figure depends on floor area, material choice, how much plumbing and electrics are reworked, and permit scope.

ItemTypical range (AED)What moves the price
Villa renovation per sq ft, basic120–250Mostly finishes, little change to services
Villa renovation per sq ft, mid-range250–450New kitchen and bathrooms, joinery
Villa renovation per sq ft, luxury450+Imported stone, bespoke joinery, layout changes
Kitchen (mid-range)80,000–150,000Cabinetry, appliances, worktop
Bathroom30,000–80,000 eachSize, fittings, tile, shower type
Whole villa painting8,000–35,000Area, paint grade, wall preparation
False ceilings with lighting5,000–30,000Design complexity, number of rooms
Permit fees (minor to full scope)3,000–12,000Scope, floor area, consultant needed

Per-sq-ft figures are a first filter, not a quote. When kitchens, bathrooms and joinery dominate the scope, a per-room estimate is more reliable. Our villa renovation cost guide breaks this down further. VAT of 5% is shown on the contractor's invoice.

How the work goes, in order

  1. Survey and brief We visit, measure, photograph and discuss your budget. We compare the villa with the approved plans.
  2. Design and drawings Layout, working drawings and photorealistic visualisation of every room, including visualisation on photos of your own rooms, so you see the result before work starts.
  3. Approvals We prepare and submit the documents for the developer NOC and, where needed, the Dubai Municipality permit. Nothing noisy starts until these are in hand.
  4. Strip-out, plumbing and electrics Hidden works (pipes, cables, waterproofing) are photographed before they are covered. Furniture and corridors are protected, and the site is kept clean.
  5. Finishing and joinery Tile layout is planned in advance, and tiles are laid to a laser level with straight joints. Joinery is installed after the wet trades.
  6. Handover We hand over against a checklist, with cleaning and a written warranty.

As rough durations, a small interior villa project typically takes 2–3 months and a partial 4-bedroom renovation about 12–18 weeks. Imported materials can add 6–12 weeks of shipping, so we order early. More on this in full villa renovation stages and how long a renovation takes.

Practical points for a Dubai villa

Heat and humidity shape material choices. Porcelain absorbs very little water and is the usual floor choice in this climate; see porcelain vs ceramic tiles. If you are changing AC runs or adding load, factor in AC and ventilation during a renovation and electrical rewiring, because DEWA work goes through its own approval.

Tell your neighbours before you start, directly or through the community management. After completion, Dubai Municipality and DEWA final inspections follow. If you live abroad, we agree the design online and you accept each stage by video call, with a daily photo and video report. Our how we work page explains the process in more detail.

Decide first whether your plan is cosmetic or structural, then ask the DAMAC Hills community management for its modification procedure in writing. Get the NOC and permit before any demolition. Budget by room, not by sq ft, and leave a buffer for imported materials.

FAQ

Do I need approval to renovate a villa in Damac Hills?

Yes for anything beyond light cosmetic work. A Dubai Municipality villa permit needs an NOC from the master developer, and layout, wet-area or external changes need approval before work starts. Ask the community management for its current procedure, because we cannot confirm a published DAMAC Hills fee or timeline.

How much does a villa renovation cost in Damac Hills?

Typical ranges quoted in Dubai in 2026 are about AED 120–250 per sq ft for basic, 250–450 for mid-range and 450+ for luxury. The final figure depends on floor area, finishes and how much plumbing and electrics change. A site survey gives a firm, itemised number.

How long does a villa renovation take?

As a rough guide, a small interior project takes 2–3 months and a partial 4-bedroom renovation 12–18 weeks. Imported materials can add 6–12 weeks of shipping, and permits can add 1–2 weeks. Ordering materials early keeps the schedule intact.

Can I live in the villa during the renovation?

For a kitchen or bathroom update, often yes, with the work area sealed off and protected. For layout changes, new floors and a full set of wet areas, most owners move out, because noise, dust and water shut-offs make daily life difficult. We agree this at the survey.
